Fundrise has open-ended funds that offer liquidity when needed. During a normal bear market, like the one we experienced briefly in April 2025, liquidity is provided as normal if you want to sell.

But if we go through another 2008 Global Financial Crisis, where there are massive bank runs, it will probably take more time to get liquidity.

The irony is, institutions putting up gates helped save many who wanted to sell stocks etc in 2008-2009.

I invest 10% – 20% of my investable capital in private real estate and venture capital to diversify. These invests are 10-year-plus investments and not needed for liquidity. That’s what money markets, Treasury bonds, and stocks are for.

Part-time teaching doesn’t count as passive income, unless you have a course that has already been developed. But it’s definitely a nice supplemental income stream to develop, especially if you have accumulated knowledge that would be helpful to others.

Leveraging the internet is one of the best ways to generate extra passive income. But first, it requires a lot of active work.

I think of each passive income stream as a string on a parachute. Your full-time job is like an airplane. If you want to jump off that airplane, you better have the safest parachute possible i.e. multiple, strong income streams. I have rental properties so am covered there. I also teach part-time at a local law school. I’m curious if FS thinks part-time teaching counts as passive income? It’s not completely passive, but the time commitment averages 2 hours per week and equals 15% of the annual passive income I’m targeting. In a sense, part-time teaching allows me to itch the creative muscles you mentioned. On the other hand, it does require my physical presence for about 40 class sessions per year.
